Gennady Zaikin was born on February 20, 1941 in the village of Gavrilkovo, Yaroslavl Region. O father died in 1943 at the front. Later, his mother died, and Gennady was raised by his aunt. In 1955, he graduated from the seven-year plan and entered the Moscow Polytechnic School in the construction department. After graduating from a technical school (1958) according to the distribution, he was sent to Altai to work as a master builder of the Zagotzerno grain receiving point in the Togul region.
" Here, for the first time, his organizational talent unfolded. He is elected the second, and soon the first secretary of the district committee of the Komsomol - the recognized leader of the young .

In 1962–1965 Gennady Zaikin serves in the Soviet army. Senior Sergeant G.S. Zaikin, an instructor in the political department for Komsomol work, was twice awarded with diplomas of the Komsomol Central Committee.
After the army, he took preparatory courses in drawing and in 1965 entered the architectural department of the Ural Polytechnic Institute in Sverdlovsk.
At the institute, Gennady Zaikin successfully combined excellent studies with social work.
In the summer of 1966, he was appointed commissar of the regional student construction team to work in the Guryev region, and in the fall of the same year he was elected first secretary of the Komsomol organization of the university.

In 1967, on the initiative of N.S. Alferov organized the Ural branch of the Moscow Architectural Institute. Teachers of the architectural department and architecture students of the UPI moved to a new university. Gennady Zaikin headed the Komsomol organization UF MAI.
To adapt the office building (K. Liebknecht St., 23) for the institute, a project “Your own university - with your own hands” appears. Director of the branch N.S. Alferov appoints student Zaikin as head of construction.

In 1971 G.S. Zaikin graduated from the Ural branch of the Moscow Architectural Institute.
His diploma project "Metallurgical plant in the Far North with the development of a blast furnace shop" is awarded a diploma of the 1st degree at the All-Union review-competition of diploma projects.
Since 1972, Gennady Sergeevich has been working at the Sverdlovsk Institute of Architecture as an assistant, and then as a senior lecturer at the Department of Fundamentals of Architectural Design.
Since 1974, he has been taking part-time postgraduate studies at the Moscow Architectural Institute and in 1977 defended his thesis
for the degree of Candidate of Architecture "Architectural and urban planning principles of the integrated preservation and use of historical and architectural monuments in the conditions of the Ural region."

Since 1978 G.S. Zaikin - Head of the Department of Urban Planning. He supervises course and diploma architectural design, lectures on the theory of architecture and urban planning.
From 1977 to 1982 heads the party organization of the institute.
In 1980, Gennady Sergeevich was awarded the academic title of Associate Professor. In 1983 he was appointed Vice-Rector for Academic Affairs. In 1986 he joined the Union of Architects of the USSR.
Gennady Sergeevich is a co-author and ideological inspirer of the regional program for the comprehensive study and preservation of the historical, cultural and natural heritage of the Urals "Stone Belt" .
The program is a program of goals and methods, a program for the unity of scientific, research and creative activities of teachers, graduate students and students in the field of research, research, restoration and reconstruction, protection and conversion into the means of wide social consumption of monuments of material and spiritual culture, natural landscapes, the resources of the subsoil of the Urals .
The activities of the program were designed for a long-term perspective and were implemented in three stages.
At the first stage, on the basis of a deep socio-historical and architectural-aesthetic analysis of the territory, the most valuable buildings, structures, elements of the natural landscape, and archeology were identified, described, measured and put on state records and protection.
The ultimate goal of this stage was the creation of a unified Code of monuments of the Ural region. As part of the program, materials were collected for inclusion in the Code of about 5 thousand historical and cultural monuments in Sverdlovsk, Solikamsk, Verkhoturye, Kungur, Cherdyn, Troitsk, Orenburg, Perm, Ufa, Zlatoust and other cities.
Materials of measurement practices for these objects included
to the funds of the Museum of Architecture and Design of the Ural State Academy of Arts,
and numerous newspaper publications, handwritten descriptions, diagrams, plans make up a significant part of the personal archive of G.S. Zaikin.
In 1986, for his contribution to the preservation of the cultural heritage of the Urals, G.S. Zaikin was awarded the Order of the Badge of Honor.
Gennady Sergeevich Zaikin is the author of more than 70 scientific and methodological works, 14 scientific and technical reports, a participant in international, all-Union and regional scientific conferences, the author of 30 projects, of which 5 have been implemented, 7 have been awarded.

In 1987 G.S. Zaikin, on an alternative basis, is elected rector of the Sverdlovsk Architectural Institute. Gennady Sergeevich made a significant contribution
in the education of students of the institute and the development of its material base.
G.S. Zaikin was elected chairman of the Sverdlovsk regional branch of VOOPIK, deputy of the Sverdlovsk City Council (1986), member of the Kirov Republican Committee of the CPSU, member of the Educational and Methodological Association of Architectural Universities and Faculties of the RSFSR Ministry of Higher Education (1986–1990).
G.S. Zaikin was awarded the medal "20 Years of Victory in the Great Patriotic War" (1965), the medal "For Valiant Labor in Commemoration of the 100th Anniversary of V.I. Lenin" (1970).
