Gennady Zaikin was born on February 20, 1941 in the village of Gavrilkovo, Yaroslavl Region. O father died in 1943 at the front. Later, his mother died, and Gennady was raised by his aunt. In 1955, he graduated from the seven-year plan and entered the Moscow Polytechnic School in the construction department. After graduating from a technical school (1958) according to the distribution, he was sent to Altai to work as a master builder of the Zagotzerno grain receiving point in the Togul region.
" Here, for the first time, his organizational talent unfolded. He is elected the second, and soon the first secretary of the district committee of the Komsomol - the recognized leader of the young .

In 1962–1965 Gennady Zaikin serves in the Soviet army. Senior Sergeant G.S. Zaikin, an instructor in the political department for Komsomol work, was twice awarded with diplomas of the Komsomol Central Committee.
After the army, he took preparatory courses in drawing and in 1965 entered the architectural department of the Ural Polytechnic Institute in Sverdlovsk.
At the institute, Gennady Zaikin successfully combined excellent studies with social work.
In the summer of 1966, he was appointed commissar of the regional student construction team to work in the Guryev region, and in the fall of the same year he was elected first secretary of the Komsomol organization of the university.

In 1967, on the initiative of N.S. Alferov organized the Ural branch of the Moscow Architectural Institute. Teachers of the architectural department and architecture students of the UPI moved to a new university. Gennady Zaikin headed the Komsomol organization UF MAI.
To adapt the office building (K. Liebknecht St., 23) for the institute, a project “Your own university - with your own hands” appears. Director of the branch N.S. Alferov appoints student Zaikin as head of construction.
